We are working on a new subdivision in the lovely suburb of Beach Haven on Auckland’s North Shore. The 15 unit residential development is high spec and positioned on a sunny slope beside the Beach Haven Primary School.
Tracey Morse, Planning Consultant, said “Gel Architects have designed a variety of dwelling sizes and styles with quality outdoor areas, including a good mix of balconies and yards, with superb landscaping. We have been engaged from the outset and are collaborating closely with Gel, which is a key factor in achieving the best outcome for our client. Our planners, surveyors, civil engineering and structural engineering teams are all involved.
From a planning perspective, some of the challenges in this mixed-housing urban development during the resource consent phase have included close scrutiny regarding potentially affected parties. One of the tricky aspects is that the height-in-relation-to-boundary (HIRB) standard it was designed to comply with is under appeal as part of the Auckland Unitary Plan (AUP) process. Our team has been following the AUP appeal process closely and are able to offer the latest advice to our clients. There were also some stormwater challenges with the proposal that needed to be addressed. We were able to respond quickly to all Auckland Council queries and suggestions and have provided some excellent collective solutions that we are looking forward to implementing.”
